45 Marion Brings Luxury to Brookline

45 Marion is one of the stand out new construction apartments in Brookline this year. 

Located on Coolidge Corner near Boston, the six-story complex is made up of 64 luxury apartments.

Luxury Condos in Fenway Redirect Attention to Area

Although the South End is experiencing a “constructionpalooza”, it looks like Fenway is giving the neighborhood a run for its money.  Based on rising condo prices in the area, the Fenway could be Boston’s next ‘it’ neighborhood.

From the Boston Business Journal:

“Fenway is the hottest neighborhood in Boston outside of the Seaport District and South Boston,” said [Collin Bray, a broker at Century 21 Cityside who is listing a 1,084-square-foot, two-bedroom unit on Miner Street for $774,900]. “If you walk down Boylston Street, there are three major luxury apartment projects with commercial space on the ground level under construction. The buyers see the Fenway as the next ‘it’ neighborhood and it’s booming.”

Gateway Project Proposed for Jamaica Plain

76 Stonley Road

A 31-unit apartment project has been proposed for 76 Stonley Road in Jamiaca Plain.

Close to the MBTA Orange Line Forest Hill Stop and Franklin Park, the project has been designed through a community effort along with devleopers Bryan Austin and Sean Morrissey. 

The single story structure and paved parking area that already exist at the location will be demolished to make space for the project. 

Designs for the building were created by Lucio Trabucco of Needham-based Nunes Trabucco Architects. 

The functionality and design of the building was created along with input from neighbors and the Stony Brook Neighborhood Association through community outreach. 

It has been established that the current structure in the space has no historical or architectural significance and isn't adding anything to the area, and the neighborhood would benefit significantly from this new structure. 

Twenty-eight of the units will be split between the first four levels and the top level will have three units.

Huge Residential Development Approved for Seaport Square

Always wanted to live in the Seaport? Well now is your chance as three buildings part of a huge new development have been approved by the Boston Redevelopment Authority

The development along Seaport Square will have 735 condos and apartments across 3.5 acres. There will also be 125,000 square feet of retail space and 300,000 square feet of underground parking. 

Cottonwood Management the company behind the development is wasting no time either, hoping to start the construction on all three towers before the end of 2016 and have them finished within the next three years. 

The most recent plans include one tower with 275 condos, one with 180 and the third with 280 apartments. 

Retail space will make up a mall called Atrium Lane and include a central plaza, Harbor Square. 

While the condo prices are expected to be on the higher end, the development marks an exciting new potential to really develop a strong residential neighorhood in the Seaport.

South Station Residential Tower Plans Moving Forward

The South Station tower that has been in the planning process since the 90's is finally moving forward, according to Curbed

Signed off by the city last week, the plans put a 51-story tower on top of South Station, which once completed will be one of the ten tallest buildings in Boston. 

With the addition of a new financial partner, Chinese builder Gemdale Properties, the development will finally be kick started before the end of 2016. 

The updated details shows that the plans are mainly residential, when originally the building was almost completely filled with office space. The plans also raised the tower higher than the originally proposed 49-stories.

The 677-foot South Station tower is proposed to have 175 luxury condos and 530 parking spaces. 

The ideal location above one of New England's busiest train stations would offer residents great access to amenities in a prime spot in the city.

Trader Joe's is Coming to Assembly Square

Assembly Square is a Somerville neighborhood known for its shopping and long list of new developments.

However, despite the new Orange Line Station, housing, retail and added restaurants, the area is currently missing one major amenity for residents- a local supermarket. 

Trader Joe's has just announced that it is opening a new location in Assembly Square to solve this problem. 

This will be the 19th Massachusetts location for the popular supermarket chain and is scheduled to open by October 2017. This will be the first Trader Joe's location in the Somerville area. 

Opening at 133 Middlesex Ave the new location will be 12,500 square feet and will include a beer and wine department. 

The location is part of the Assembly Square Market Place strip mall and is surrounded by AC Moore and Bed Bath and Beyond. 

Residents and visitors to the area can now enjoy Trader Joe's unique selection of food and drinks and its famous Two Buck Chuck wine!

With the opening of the new location the brand aims to fulfill an important missing amenity in the neighborhood.

Construction on West Broadway Condos Has Begun

Construction has begun on a new South Boston condo development. 

170 West Broadway has had the foundation laid and construction on the underground parking garage has begun. This new development will bring 33 residential condos to the area as well as some retail space on the ground floor. 

When completed the building will be five stories tall, with the fifth level a separate set-back penthouse. There will be a mixture of one and two bedroom units throughout along with 39 parking spaces. 

West Broadway has been quickly developing in recent months and this new construction hopes to further enhance the area by bringing more residential units and retail opportunities. 

The architects behind the project are O'Sullivan Architects and the developers are KEMs Corporation. 

The construction is scheduled to be complete by the beginning of December 2016.

The Distillery: Expanding Artist Space in South Boston

Dorchester Housing Developments Approved by the BRA

An affordable housing development in Uphams Corner in Dorchester has been approved by the BRA, according to the Boston Globe

This is the first phase of major development in nearby Dudley Square and will bring a large amount of affordable housing to the area. 

Indigo Block is an 89-unit apartment and condo building and one of the first large scale projects that is located along the new commuter rail Indigo Line. 

Half of the units will rent for no more than $1,200 for a two-bedroom and the rest will, for the most part, won't exceed $2,400 a month. 

This is a $37 million project that is being launched by Dorchester Bay Economic Development Council. It also includes some industrial and commercial space that hopes to retain jobs in that area of the city. 

The land for the development was formerly owned by the city and officials have been hoping to develop it as affordable housing. 

This new development comes along with another 16-unit condo building that has also been approved on the other side of Dudley Square.
