Mandarin Oriental to Offer 25 Luxury Condo Units

Mandarin’s 25 new luxury condos will be even more exquisite than you can imagine; however, you will need greater than 17k to land one of these babies. These apartments range from $2,000-2,900 per square foot, and they’re going fast!

A wide belief amongst most is that winter season, especially in New England, is the time for you and yours to “hibernate”; and a recent projection for this year’s winter rentals proves this hibernation concept a reality.

Up to 5,000 listings were dropped during last years winter months, and listings are forecasted to drop just as much or more this upcoming winter, ’15.

Our advice for the next upcoming months is to stay warm, and settle in to your current apartment because winter listings will be scarce; And with minimal product offered, do you really want to go stomping around in the snow looking for your next warm space to sleep? Definitely not.

So stay warm and hold on to your living quarters until spring appears!

Boston Residential Areas becoming more Bike Friendly

“The car is no longer king in Boston,” and Allston is making big changes to accommodate its new “king” – the bike. Future plans include re-striping Cambridge Street, adding bike lanes on both sides that will take away a car lane in each direction.

Such big adjustments are creating a bike-friendly transit movement throughout Boston and its surrounding areas; so don’t be late to catch on to this trend – it will take over our streets, literally.

Affordable Housing is Boston's New Demand Craze

The Boston Redevelopment Authority is in the process of approving four apartment complexes, including 319 A Street in Fort Point. Whilst doing so, they have received many requests to increase the affordable units offered. There is recent talk of a plan to set aside an additional 10 percent of affordable units by paying into an Inclusionary Development Program to fund the increase.

According to the Boston Redevelopment Authority, “Boston Residential Group, LLC will transform an existing office building at 319 A Street in Fort Point into 48 residential units with approximately 5,500 square feet of ground floor commercial space. The building will contain studio, one-, and two-bedroom units, and residents will access to a roof deck that offers views of the neighborhood. The commercial space could include a 550 square foot outdoor terrace on an adjacent alleyway.”

150 West Broadway Gains Five-Stories of Condos

150 West Broadway is gaining five-stories of 24 condos in replacement of Mike’s Auto. This development is not only steps away from the Broadway Red Line (T), but it also offers 32 on-site parking spaces. Tis a sweet deal!

“The Boston Redevelopment Authority late last week green-lighted 150 West Broadway, a new project that will plunk 24 condos where Mike’s Auto used to be. The five-story project, staggeringly enough, includes 32 on-site parking spaces. This despite being a stone’s throw from the Broadway Red Line stop.

Cleveland Circle Project Remains Unchanged

Whilst construction proceeds, plans for the Cleveland Circle project remains, well almost, unchanged. The one alteration seems to stem from the marketing team, whom has recently reshaped their demographic market entirely. An announcement by the National Development and Boston Development Group regarding the project’s 92-unit apartment component has officially been made. And when describing their future development, they stated it will consist of “an age-restricted adult community, much like National Development’s award-winning Waterstone at Wellesley independent living community in Wellesley Lower Falls.”

So if you, your parents, or grandparents are looking for a cozy place to retire, look no farther than Cleveland Circle; you will surely be happy with this future establishment!

Portside at East Pier: Apartments Now Leasing

Portside at East Pier has finally arrived! This fabulous establishment is now leasing, and with offered perks, too! More space for your money and three months free rent are just a few of our favorite features this east development brings to the table.

The square footage per unit at Portside at East Pier is significantly higher than those to compare with on the market. As found on its website, studios are 566 square feet; 1-Bedrooms are 730 square feet; and 2-Bedrooms are around 1,000 square feet.

Other perks are displayed by their high attention to detail and quality which are exuded throughout the entire building. Each unit contains stainless steel appliances, stone countertops, oversized windows and kitchen islands – showcasing quality at its finest.

“Relax,” says the website. “You’ve found your haven. It’s every bit as luxurious as the high-rises across the harbor, but with even more spectacular views, and provides a bit more room in the budget to enjoy brand new discoveries.”

Parcel 13 in Boston Receives Three Bids

And the bids are in! Three development teams have officially pitched their ideas on the future of Parcel 13 to MassDot and the MBTA, and now sit patiently awaiting the results. Once chosen, the proposal winners will be granted 54,500 square feet of air rights over the Mass. Pike and Green Line tunnel, which is quite a wide range of space according to Boston standards.

Parcel 13 is located in Back Bay on Boylston Street and Mass. Ave. – prime location; however, it is shortened by the MBTA station and divided by the Massachusetts Turnpike. But that hunch doesn’t inconvenience these innovative developers.

Ideas range from multi-use buildings – residential and retail space – to hotel and community spaces. A winner will be chosen by the end of the year and then the construction begins!

According to Curbed, “the winning team will get a shot at 54,500 square feet of air rights over the Mass. Pike and the Green Line tunnel across from the Hynes Convention Center, which means a rather large (by Boston standards at least) development. The team also will have the opportunity/obligation to upgrade the Hynes Station, which currently doesn’t meet federal accessibility standards. Some 8,950 customers use the station on an average weekday, so that’s can mean serious foot traffic for any ground-floor retail.”
